DISCUSSION:

The proposed development complies with the designation of the property in
the Official Community Plan, and with the general guidelines outlined for

Development Permit Area VI.

The full site will be rezoned from A-1 (Agricultural) to RM-4 (Apartment)
to permit a subdivision of two large parcels, the first phase under
Development Permit 97/92 is for 91 units. The second phase will require a
separate Development Permit.  -:

As the building generally conforma to Zoning requirements and the design
guidelines of Development Permit Area VI, this application can be supported
subject to the conditions outlined above.
