Brown Director of Planning 1867, 1875 Broadway Street, 1711, 1721 Langan Avenue Voluntary Development Variance Permit, File No. 10/89 RECOMMENDATION That City Council direct the Clerk to inform surrounding property owners of this application and to place a resolution on a subsequent meeting of City Council to issue a voluntary development variance permit to Lots A, B, © and D of Block 5, D.L. 231, 232 and 288, L.D. 36 NWLD Plan 21652 relaxing the requirements of the M-3 Section (3)(£). MMENTS : This application is for a voluntary development variance permit to relax the rear yard setback for the building. The Planning Department supports this development variance permit on the basis the proposed building design is superior to a standard warehouse. In the M-3 zone a 6 metre rear yard is required. The rear yard is to be landscaped as a buffer strip. The applicant is proposing to improve landscaping in the old Ryan Street right of way in lieu of a rear yard. From an operational perspective, this is superior as there will be no rear doors to the building. Removing rear doors minimizes potential for having rubbish and material stored outdoors behind the building. In conclusion, approval of this application is recommended. Au. a W.
