The total frontage of the three lots in question is 198 feet. Basing the cost per foot to develope the thirteen undeveloped lots, the total cost for developing the street would be: $319.00 per foot x 66 = $21,054.00 per lot x 13 = $273,702.00. This cost seems to be extremely high and we feel that we are being charged with more than our share of developement costs, For our developement of 198 feet we are being asked to install approximately 538 feet of 24 inch storm drain which will benefit both sides of the street for the complete block. We are also being asked to provide approximately 357 feet of 8 inch water main plus valvds and reducers, We are under the impression that this water main begins at a much smaller main but that we would be paying for future water developements. We are also being asked to pay $16,000.00 towards underground wiring and we understand we wiil not benefit from this until some future date. We feel that we are being unjustly charged for our share of developement costs on Marpole Avenue and it is greatly jeopardizing the economics of developing a two Storey building on three lots. Therefore, we are requesting that some of these costs be deferred and charged to other properties on the street at the time of developement. Yours truly, AZ.
