shall be applied on the last payments of rental due under
the said lease plus an. additional n/a being the full
rental for the first month of the said lease,

The said deposit to be returned if offer to lease is
not accepted.

This offer upon acceptance shall constitute a binding
contract and the parties hereto agree to execute a lease
containing the ordinary provisions and conditions when the same
has been prepared by the Lessor.

Any special or extra work required to be dune by the
lessee over and above that outlined on the specification sheet
attached shall be paid for by the lessee.

To be of dry wall construction.

Interior walls to be painted, two coats,
