Parks and Recreation Department:

The Parks and Recreation Department noted that the application will be
subject to Development Cost Charges for Parkland Acquisition.

Building Department:

The Building Department hus no comments on this application.
Fire Department:

The Fire Department has no objections to the proposal.
Engineering Department:

The Engineering Department has advised that they have no comments at this
time as servicing for the Riverwood Area is yet to be determined.

DISCUSSION ¢

The subject site is immediately north of a 30 lot subdivision proposed at
2478 and 2492 Coast Meridian Road (Rezoning Application No. 60/90). Both
proposed rezonings conform to the recommended layout in the draft Riverwood
Area Control Plan.

Final approval of this rezoning will be dependent -upon completion and
approval by Council of the Riverwood Area Control. Plan and of the Northeast
Sector Comprehensive Development Plan, which will provide necessary
information about infrastructure in the area.

As the proposed subdivision generally complies with the plans for the
Riverwood Area, this application can be supported subject to the restrictions
noted in the Recommendations section.
