Brown Director of Community Planning SUBJECT: Rezoning Application for 1946 Pitt River’ Road RECOMMENDATION: That City Council instruct the Clerk's Office to prepare a rezoning bylaw for Lot "Cc" of D.L. 290 Grp. 1 Plan 17515 changing the Zoning from RS-1 to RS-1A and RT-1. APPLICANT'S INTENTION: To subdivide the property into two lots and place a duplex building on the larger lot. COMMENTS: 1) 2) W. The proposed rezoning and subdivision is in compliance with > requirements of the Zoning Bylaw for lect sizes and space for yard setback requirements. With reference to the RT-1 district requirement for a 180 metre separation between two family dwellings on the same side of the same street, there are no other RT-1 zoned properties within that distance. On the 1979 Development Guide Plan map, the property is designated for low density residential development. RS-1 and RT-1 zonings conform with that use designation. As the property is located along a busy collector road, its designation for low density multiple family housing is appropriate.
