EN AN aw Dade iter ie SAT GLOVES ANY Bienes BACKGROUND: Council will recall early this year, tentative approval was given to a recommendation of the Planning and Zon- ing Committee for a land use contract to permit a size- able conmercial development on Marpole Avenue involving three (3) lots. The proposed development was subsequently processed to third (3rd) reading of the land use contract. Shortly after third (3rd) reading of the land use contract, the applicant advised that he had abandoned the project as it was proved to be financially not viable. In September this year, the same applicant re-applied for rezoning of 2337 and 2341 Marpole Avenue to C-3 in order to construct a smaller and lower quality single storey building cont- aining roughly 10,000 square feet of office/retail space. RECOMMENDATION: This revised proposal was dealt with by the Planning and . Zoning Committee on September 29th, 1977 and the Committee recommends approval of the revised development. The Committee recognizes that this is a lower quality dev- elopment, however, in view of diminishing interest in developments in the downtown, the Committee feels that it. is essential to keep new developments going in the down- town area in order to keep the downtown active.
