Roberes Sroun Ltd. <= Strata Title Subdivision Attached is the schedule of information which is cireulated to prospective buyers. In perusing the document I would sugnest some changes on Pape 2 undax parking Facilities, They have neglected to specify exact allocation of spaces per dwelling unit. JI would also ask the intent on the locking of the underground parking. On Page 4 the outlining of the recreacion facilities calls for the swinsing pool and associated services as well as &@ green house. In order to insure chat these particular facilities do exist: by November 30th, 1973, I would suggest that an irrevocable letter 1 of credit for $250,000. be in our hands prior to approval of the subdivision. I would further sugeest that the cash deposit of $55,860. which is made up of the $300.per dwelling unit for water and $10. per unit for subdivision : approval fee be in the hands of che City prjor to approval of the subdivision : by Council. Also for the Committee's information is atrached extracts from i the minutes of Vancouver Council. It was interesting to note that the regulations adopted by the City of Vancouver were very similar to those which we had adopted carlier. Committee Comments: ; The H.A. Roberts Group presented the reereation facilities plans plus a revised landscaping drawing along with other information which was sub- mitted earlier in the week. Some of this information included the proposed by~laws for the strata corporation, the information schedule as well as an agreement for sale and purchase as provided for those interested in purchase, After perusing all the information the Committee was satisfied that all the requirements had been met with the exception of the locking doors to the : underground parking. H.A. Roberts representatives said the situation would be looked into and taken care of as well as the submission of the $55,800. as required prior to approval by Council. Recormendation: The Committee recommends that the Council épprove signing of the strata plans subject to the receipt of the required $55,800. as well as a satisfactory resolution of the underground parking doors and review of the recreational building plans.
