EXISTING COUNCIL POLICIES THAT MAY AVFECT THIS APPLICATION: On October 15, 1979, City Council adopted a policy that requires the minimum width of the front building line of a duplex lot to be not less than 50 feet. In addition, two-family residences shall not be permitted closer than 590.54ft. from any other two-family residential use measured between the two closest property -lines along the same side of any street. THE DIRECTOR OF PLANNING SERVICES REPORTS AS FOLLOWS: The subject property currently accomodates an old single family house and is in a newly created subdivision. The applicant is wanting to demolish the residence and replace it with a duplex. As noted above, Council requires that the minimum width of 50 feet. for the front building. line must be met in a RT-1 zone. While the applicant has not illustrated on his plan the location of the duplex, the front building line will be in excess of 50 fect when taking into consideration the front yard setback. Since there are no other duplexes in this subdivision and the rezoning application meets with all Council policies, there are no objections to this rezoning. RECOMMENDATIONS: 1. Approval of. the application and advance to Public Hearing. THE PLANNING AND ZONING COMMITTEE RECOMMENDS : 1. Adoption of the above-noted Yeocmacacebiow. 2. That a sign be placed at the entrance to the subdivision indicating the number of lots and the location of the duplex.
