It is recommended that Council approve the following:

1. A resolution authorizing the Planning Department to draft Development
Permit 51/903; and

2. A resolution authorizing the Mayor and Clerk to sign the Develnpment
Permit, subject to:

Completion of rezoning application 80/88;

Submission of a completed design to the satisfaction of the Director
of Planning;

Submission of completed landscape plans to the satisfaction of the
Parks and Recreation Department; :

Satisfaction of Engineering requirements, including provision of
appropriate access to the townhouse development;

The applicant being informed of the comments received from the
R.C.M.P.3 | |

The applic.nt being informed that a Building Code review will be done
at the time of Building Permit application and that a Geotechnical
Engineers report will be required as part of the Building Permit
process; and . . |

As suggested by the Fire Chief, the buildings to be sprinklered.

BACKGROUND =

The proposed townhouse complex is part of a larger development that also
includes approximately 112 RS-2 lots. The rezoning of the properties received
third reading on October 22, 1990.

The subject parcel is within Development Permit Area X and therefore a_

development permit is required,
