Instead of one 92,000 sq. ft. building, there will be a 48,000 sq. ft. building and a smaller 2,800 sq. ft. building accommodating a restaurant with drive through service in the same vicinity, that will front onto Lougheed apenas Highway. a 3. DISCUSSION: ita The revised aite plan does not substantially alter the overall concept or iand Fealia use proposed for the site. One advantage is that the new anchor tenant building will be smaller and more attractive in proportion and scale to the site. The reconfiguration of the building closest to the Shaughnessy and Lougheed intersection will also allow the creation of a larger landscaped public plaza at that prominent corner. All, buildings on the site will be subject to the design guidelines of the Downtown Development Permit area. A heritage theme will be used throughout the site, in keeping with new developments in the Downtown. While the eastern end of the site is now shown as vacant, any future development will be subject to a Development Permit to ensure that building design and siting is compatible with the rest of the site. It is therefore recommended that the proposed amendments be approved and that the Bylaw be amended accordingly.
