Siting and Accesses: “otwithstandinz any provision of the ‘City of Fort Coauitien Zoning tylaw, 1987, ‘Yo. 2240', no multi-family ‘cuilcing shall “ce sited within 7.5 meters (25 feet) of Pitt River Aoad cr Shauennessy Street and all yards facing these streets shall be used exclusively for landscaping and/or outdoor recreation; except that this setback may be reduced and/or dedicated to an alternate use, when in the opinion of the municipality a significant improvement to the ‘Cesign is achieved by doing so. here possible vehicular access to Multi-family cevelopments fronting Pitt River Road or Shaughnessy Street should te achieved from a side road or a rear iane, in consideration of the heavy traffic of the aforementioned roaas. Landscaping: Substantial lancscaninge to screen parking areas from the streets and adjacent residential bLuildings and interplancinz of the parking area with trees is reauired. Retention of nature trees to interrate into the overall landscaping is encouraged. All vegetation used for landscaping shall te mature and of a quality acceptable to the Municipality. All planting must comply with the standards of or standards similar of those of the 5.C.N.7T.A. All materials other than vegetation, used for landscaping shall te ‘non-skid' type and of durable quality. All landscaping fronting the street shall use trees whenever possible. Signage: All signs and signage should ve architectually coordinated with the overall desien of buildings and landscaping. Free standing signs shall be incorporated into the design of the landscaped area and shall not exceed 2.4 meters (8 feet) in height. Implementation: To facilitate implementation of these guidelines, any Nevelopment Permit issued for properties within this Development Permit Area "ye", may, subject to the restrictions of the HMunicipal Act, and unless otherwise specified in the above guidelines, vary or supplement the Bylaws regulating zoning, parking, works and services, drainage, signs, screening, landscaping and subdivision. Minor variations which do not change the intent of the guidelines may be permitted without an amendment of the Development Permit Area guidelines, subject to the approval of the LCirector of Community Planning.
