Brown Director of Community Planning Rezoning Application No. 3/87 3286 Uister Street RECOMMENDATION: That the Clerk's Office be directed to prepare a bylaw rezoning 220, Section 6, Twp. 40, LD 36, Plan 56242 from RS-1 to RT-1. COMMENTS: This application is located south of George Pearkes Junior Secondary School along the east side of Ulster street. The proposal! to construct a duplex. The proposal is in a transition area of the Official Community Plan where both commercial and multiple family development are permitted. This transition area definition is an amendment recently considered by City Council revising the original multiple family designation. The proposal conforms with the Zoning Bylaw requirements for duplex buildings. From an urban design perspective, this development is viewed as being a good transition use from the commercial development To the west and singie family development to the east.
