In order to accommodate the interest of the subject property owner, without causing residential buildings to be closer than 20 meters from industrial property, the owner is applying for rezoning of 12 meters on the westside of the property to RS-2. This will permit a narrower lot that leaves sufficient building envelope on the east side to permit a second residence without encroaching on the protected buffer area. A restrictive covenant will be placed on the property, as illustrated on the attached subdivision sketch, to ensure that no building is erected within the 20 meter industrial/residential buffer. As the rezoning of part of the subject property will permit, a solution to the subdivision potential of this property without confiicting with Council's policy for this area, it is recommended that the application be approved.
