Sub-Area 2: South of the Lovrheed Highw:

. The study area has been divided into four Sub-Areas,

north of the Lougheed Highway.

Chavactoristics ~- Sub-Area 2 is presently bordered by

physical barriers on oli sides, tending to isolate it :
from the rest of the City. ‘These barriers are the Lougheed

Highway to the north end west, the Coquitlam River to
the east, and the CPR right-of-way to the south.

A mixtare of lnnd vees is currently found in Subs
Aroa 2, with the predominant use being single-family
residential, There is developable vacant land available.

Commercial development is linited to the nortk-cast and
north-vest corners of the area’with a largo industrial

complex against the CPR to the south.

As in Sub-Area 1, access and egrase is a major
problea.- Primarily because of this, the Council for Port
Coquitlam hag recentiy rezoned the whole area vack to
Single-Family Residential from Nultipie-Panily Residential

of school and park facilities for children: The area ig

Commercial area in the north-west corner and the
