Additional resisting elements in the North South direction plus connections would : required, some strengthening of the walls or additional elements in the East Wt direction would be added; connections between roof and floor and walls would .ยข required. Floor and roof diaphragms would require upgrading - the amount of work required here is difficult to estimate since information is lacking on the drawings. Steel bracing in the upper storey would be added and some foundation work might be required which would be difficult and expensive to do. Our estimated cost for the above structural work would be in the $75,000 to $125,000 range. Our cost estimate is preliminary and is based on similar work on other projects and does not include architectural work which might be required. As well, final cost can only be established when structural drawings are complete and further on site information is obtained as discussed above. We would point out that a more cost effective upgrading might be obtained if the building is not strengthened to the full requirements of the NBC 1990 code. This might be done as follows: 1. Provide structural steel frames capable of carrying the lateral load of the 2 storey building in the North South direction which would be installed adjacent to the large doors on the East and West sides of the building.
