DEVELOPMENT PEEMIT AREA II - SOUTH MARY HILL This area is designated as a Development Permit Area under Section 945(4)(b) and (4)(e) of the Municipal Act for the protection of development from hazardous conditions and for the establishment of objectives and the provision of guidelines for the form and character of multi-family residential and commercial development. 1. Boundaries North: The north property line of Lot 2, Plan 85435, West: The center line of Mary Hill Road between che north property line of Lot 2, Plan 85435 and the center line of the Mary Hill Bypass. South: The center line of the Mary Hill Bypass between the center line of Mary Hill Road and the intersection of the southwest point of Lot A, Plan 87543 with the Mary Hill Bypass. East: An irregular boundary as shown in the Map "Development Permit Area TI". The boundaries of Development Permit Area II are shown on "Schedule C" of the Official Community Plan as Development Permit Area II and in the Map “Development Permit Area II" which forms part of the Official Community Pian. Objectives The objectives of the Development Permit Area are: a. To facilitate the orderly development of the area and to encourage _ coordination of the siting, form and volume of new multi-family and commercial buildings and their area for parking, storage and landscaping. To control the interface between multi-family and commercial buildings and the interface between multi~family and/or commercial development and other land uses in the areas, by implementing adequate buffering between the land uses and regulating the Proportion of the multi-family residential and commercial structures. To ensure that all new developments give due consideration to the steep slopes in this area. Guidelines ae Character of Buildings: All buildings, structures, and expansion or additions thereto shall be architecturally coordinated and should be planned in a comprehensive manner, giving consideration to the relationship between buildings and open areas, efficiency of the circulation systems, visual impact and design compatibility with the surrounding developments.
