RECOMMENDATION:

That this application not be approved to proceed.

BACKGROUND:

This application is to rezone the property at 4059 Coast Meridian Road
from RS~1 (Large Lot Residential) to RS-2 (Small Lot Residential) to permit a
two lot subdivision. The area is designated as "Residential" in the Official
Community Plan.

PROJECT DESCRIPTION:

The property located at 4059 Coast Meridian is currently 22.403 m x 37.795
m. The applicant has approached the property owner at 4051 Coast Meridian to
purchase 1.676 m to gain enough iand to rezone the property to RS-2 (Small Lot
Residential). 4051 Coast Meridian will still have a parcel 19.659 m (64.498
ft.) in width, which meets the Zoning Bylaw requirement. The new parcel would
then permit the creation of two RS-2 lots, 12.04 m (37.795 ft. x 37.795 m).
