THE DIRECTOR OF PLANNING SERVICES REPORTS AS FOLLOWS: The subject. site is 4.5 acres in area and currently accomodates a single family house and storage shed. The property is located in an area that has been recognized for its industrial development potential. Building activity, to date, had occurred to the north and expansion of the industrial area to the south should be viewed favourably. Current surrounding land uses are industrial to the north and vacant land to the cast, west and south. Another rezoning application due west of the subject property, received third reading by Council on April 14, 1980. The proposed rezoning calls for two industrial zones, M-3 (Special Industrial) and M-1 (General Industrial). While the applicant has not met the requirements for fourth reading, it is his intention to continue with the project. Once the bylaw receives final approval, the industrial zoning will expand parallel to the property involved in this application. The applicant has indicated on his site plan that a possible mezzanine area will be developed for office space. Permitted uses under M-1, General Industrial zone does not include business or professional offices. Only under an M-3, Special Industrial zone are offices permitted. Recommended requirements to be met prior to the final approval of the application. 1. Submission of a detailed landscaping plan and fuli elevations. 2. .Removal of the office area. .
