Alderman Traboulay inquired why a land use contract was required for the project when the property is zoned for apartment use, and Alderman Thompson advised that the property was originally zoned for 18 units to the acre; but is now zoned for 9 units per acre. Alderman Traboulay stated his concern that the proposed development and the adjacent G.V.R.D. housing project, together providing a total of 278 rental units, will attract people in the low or middle income bracket with larger families and thus create a problem with respect to school accommodation, parks and other facilities, and he suggested that the development be revised so that it would be more compatible with the homes in the Birchland area. Alderman Thompson commented that Alderman Traboulay should have introduced his suggestion during the in-depth discussions on the subject and Mayor Campbell advised that the matter would be presented again in two weeks. BY-LAWS: The City Clerk advised that By-law No. 1379, being a Zoning Amendment By-law, is prerequisite to the processing of By-law No. 1380 which authorizes Land Use Contract No. 12, and that both are now available for further consideration.
