BACKGROUND: This application is for the development of a 39 unit townhouse complex on Skeena Avenue, in the ‘'Riverwood” Area. The site is currently zoned RS-3 (Estate Residential) and is designated for "Apartment" use in the Official Community Plan. The project is subject to the guidelines outlined in Development Permit Area VIII - Riverwood. PROJECT DESCRIPTION: The site area is 1.277 hectares (137,459.62 square feet). The proposal is to construct 39 townhouse units (23 unit A - attached garag2), (16 unit B - detached garage). All units will be two storeys in height, with living area B in the lower flcor and three bedrooms in the upper floor. There will be 86 parking spaces, sufficient to satisfy the Bylaw requirements, located in double garages; 8 visitor parking stalls are required. The current drawings show a shorfall of 3, which will be corrected prior to final approval. The proposed site coverage is 38.35%, the maximum permitted is 40%. Building .epartment: 1, The City Bylaw requires this project to have fire sprinklers. The applicant is to confirm water supply. Floodplain criteria will apply. The minimum habitable floor elevation is to be determined by the applicant. A building code review will be done at the time of Building Permit application. 1. Needs street address. 2. Adequate water supply to be present before construction. Parks and Recreation Department: 1. Landscape plans must be approved by the Parks and Recreation Department. 2.
