RECOMMENDATION:

1. That this application be approved to proceed for rezoning from RS-1 (Large Lot
Residential) to RS-2 (Small Lot Residential) under Section 963 of the Municipal Act

subject to: .

a) Completion of a subdivision design to the satisfaction of the Municipality;

b)’ Completion of the Engineering Department requirements to the satisfaction of the
Municipality;

c) Registration of a restrictive covenant on the properties to prevent new buildings from
being converted to contain secondary suites.

BACKGROUND:

‘This application will permit the subdivision of the subject property into two RS-2 lots.

The area is designated "Residential" on the west side, and "Townhouse" on the east side of |
Raleigh Street in the Official Community Plan. — |

The west side of Raleigh Street, where this property is located, is designated "Residential"
jn the Official Community Plan. Properties on this side are zoned mostly RS-1. However, the
_ property immediately north of the subject site is zoned RT-1 and is occupied by a duplex. |

The east side of Raleigh Street is designated "Townhouse" in the Official Community Pian.
The property just across from the subject site is zoned RM-3 and occupied by atownhouse
complex.
