DISCUSSION:

The proposed development complies with the designation of the property in
the Official Community Plan, and with the general guidelines outlined for

Development Permit Area XI.

Outdoor recreation areaa will be defined by the applicant prior to final
adoption of the Zoning Bylaw and issuance of a Development Permit.

As the proposal generally conforms to Zoning requirements under the deaign
guidelines for Development Permit Area XI and the design can be reviaed to
comply with the concerns expressed in this report, this application can be
supported aubject to the conditions outlined above.
