In summary, we feel the features we are proposing for the Estate area of Citadel Heights will be an asset to the City and the Community. They will serve not only to assist in the creation of an exclusive and prestigious neighbourhood within Port Coquitiam, but also to enhance property values and thus tax revenues to the City. On this basis, we are reluctant to accept the concept of being penalized for providing services "above and beyond" normal municipal requirements. Nevertheless we have embarked on the concept of creating such an area within this community and therefore are prepared to make the above noted concessions should the City feel such are required.
