RECOMMENDATION 5

1. ‘That this application be approved to proceed for rezoning from :RS-3
(Estate Residential) to RM-3 (Townhouse) under Section 963 of the
Municipal Act subject to:

a)

Completion of a degign to the satisfaction of the Director of
Planning;

Satisfaction of the Engineering Department requirements;

Submission of Landecape Plans te the satisfaction of the Parks and
Recreation Department};

Satisfaction of Building Department concerns;

That the Planning Department be authorized to draft Development Permit
16/94 and;

3. That the Mayor and Clerk be authorized to sign the documents when
completed subject to the conditions noted above. :

BACKGROUND :

A Rezoning and Development Permit Application has been received for the
construction of a 59 unit townhouse development at 2480-2485 Ottawa Street
(Riverside Drive). The site is presently zoned RS-3 (Estate Residential) and
designated "Townhouse" in the Official Community Plan. The project is subject
to the guidelines in Development Permit Area VIII - Riverwood.
