That this application be approved to proceed for rezoning from RS-1 (Large Lot Residential) to RS-2 (Small Lot Residential) under Section 963 of the Municipal Act subject to: a) Submission of a subdivision plan to the satisfaction of the Approving Officer; b) Satisfaction of Engineering Department requirements; c) Completion of Development Variance Permit Application 94/92; a) The project being subject to 1993 rates for Development Cost Charges; e) Demolition of the existing structure on the proposed Lot 2; and £) Registration of ea Restrictive Covenant on the newly created properties to prevent the new houses from being converted to contain secondary suites. And that final reading of the amending bylaw not be given until the amending bylaw for Rezoning Application No. 31/92, which would allow the creation of an adjacent 11—lot subdivision at 3466 and 3474 Hastings Street and 2465 Glenwood Avenue, has received or is ready to receive final reading. BACKGROUND: A rezoning application has been submitted for properties at 2432 and 2438 Kitchener Avenue to enable the creation of 3 RS~2 lots that front onto Kitchener Avenue from the 2 existing lots. A fourth RS-1 lot would be created at the rear of 2432 Kitchener Avenue. This proposed subdivision is the subject of Development Variance Permit Application No. 94/92, to relax the lot depth ox this rear lot. Creation of this rear lot is also dependent on completion of an 11l-lot subdivision on a neighbouring lot that would provide road access. PROJECT DESCRIPTION: The attached plan of the subdivision shows the proposed layout of three lots on Kitchener Avenue and a fourth lot that would front onto a future road to be created. The three lots along Kitchener Avenue conform to the minimum requirements for RS-2 zoning. The proposed fourth lot conforms in lot width and area to RS-1 zoning; Development Variance Permit Application 94/92 will also enable this lot to have 25 metres in depth, instead of the required 28 metres. iTEwi | PAGE } cont. page 2 | ra 49 |
