RECOMMERDATION :

THAT the Planning Department be authorized to draft Development Permit No
42/923 and

THAT the Mayor and Clerk be authorized to sign the document when completed
Subject to:

1. Completion of a design to the satisfaction of the Director of
Planning; |

Parking to be provided in full compliance with the standard for
townhouses};

Approval of landscaping plans by the Parks and Recreation Department;
Satisfaction of Engineering Department requirements;
Satisfaction of Building Department requirements; and

The applicant achieving consolidation of the north and south portions
of the site with the dividing road right of way.

PROJECT DESCRIPTION:

The proposed project is for 193 townhouse units. Access is from Eastern
Drive. The architectural style, siting and volume of the buildings are
consistent with design guidelines for this area.

COMMENTS FROM OTHER DEPARTMENTS:

Engineering Department:

1. On site servicing required - connections to existing mains required.
2. Development Cost Charges.

3. Access road to Citadel Drive required.

4. No access onto Mary Hill Road.
