C0 ZO: MAYOR AND COUNCIL DATE: DECEMBER 6, 1974 EC - FROM: PLANNING & ZONING COMMITTEE RE: LOT WIDTH IN NEW M-3 ZONES At the request of Alderman Laking to review certain aspects of the new M-3 zoning regulations, a meeting of the Planning and Zoning Committee and the Industrial Development Committee was held on December 4, 1974, One of Alderman Laking"s concerns was the 100 foot lot width requirement in the new M-3 zones. Alderman Lrking felt that the 100 foot width was over restrictive, resulting in forcing new M-3 lots created by subdivision or re-subdivision to exceed 10,000 sq. ft. in site area (minimum lot size in M-~3 zones) if the depth happened to be greater than 100 ‘feet. As a result, Alderman Laking felt that the © M-3 lot width requirement in the Zoning By-law should be deleted. However, Aldermen Ranger, Mabbett and Keryluk felt that if such situation did arise and warranted reduction in lot width, a land use contract could be applied. It was pointed out by the City Clerk that if the lot width requirement in M-3 zones was to be changed or deleted, the entire zoning amending by-law would have to be re-processed, followed by another public hearing. ‘With the exception of Alderman Laking, the two Committees agreed that no change to the M-3 lot width requirement was to be made. . ee L. ‘Lee Planning Officer
