The site is currently zoned RS-1 (Large Lot Residential) and RT-1 (two-Family Residential) and is designated "Apartment" use in the Official Community Plan. The project is subject to the guidelines outlined in Development Permit Area IX - Northside. PROJECT DESCRIPTION: The site is 1,610.3 sq. m. (17,333.3 sq. ft.), The proposal is to construct 27 apartment units (11 one bedroom, and 16 two bedroom). There will be 41 parking spaces for residents, and 5 visitor parking, all in an underground garage; sufficient to satisfy the Bylaw requirements. However, some redesign is required to safely isolate visitor parking stalls from the area for residents parking. Access to the underground parking is from the lane at the rear. The drawing shows the building heigh: requiring a relaxation of 0.9 m.3 due to design consideration. Site coverage of 44 % is proposed; the maximum permitted with underground parking is 50%. The indoor recreation area provided is 44 sq. m., therefore, some redesign is required the zoning bylaw requires 54 sq. m..
