All materials other than vegetation, used for landscaping shall be
“non=skid” type and of durable quality.

All landscaping fronting a street shall use trees whenever
possible. Solid fences in place of landscaping screens aloag
borders shall not be permitted.

(e) Signage

Not withstanding any provision of the "Sign Bylaw, 1985, No.2095",
all signs and signage should be architecturally coordinated with the
overall design of buildings and landscaping. Free Standing signa
may be permitted only when all buildings in a development are get
back at least six (6) meters (19.7 feet) from a street.

Free standing signs shall not exceed 2.4 meters (8 feet) in height,
except that free-standing signs facing Lougheed Highway shall not
exceed 6.5 metres (21.3 feet) in height.. .

(£) Implementation

To facilitate implementation of these guidelines, any Development
Permit issued for property within this Development Permit Area XII,
may, subject to the restrictions of the Municipal Act and unless
otherwise specified in the above guidelines, vary or supplement the
bylaws regulating zoning, parking, works and services, drainage,
signs, screening, landscaping and subdivision,

Minor variations which do not change the intent of the guidelines
may be permitted without an amendment of the Development Permit Area
guidelines, subject to the approval of the Director of Community

Planning.

That with reference to the map section following this memorandum in the
Agenda of this Council meeting the following be approved:

1.

That the properties shown marked on the map attached as Numbers 1,
2, and 4 (being 1.01 acre of foreshore, 0.76 acre of green space,
and 1.1 acre of parkland) be purchased for the sum of $186,000.00,
said amount to be taken from the Parks Acquisition fund; — :

That the dedication as “Road” of property number 3, being 1.74 acres
in size be approved;

That a contribution by the City in the amount of $189,000.00 towards
the cost of constructing the road to be Located immediately north of
1, 2, and 4 be approved, said amount to be taken from the Tax Sale
Lands Reserve Fund; SO De,

That the Mayor, City Clerk, and Treasurer be authorized to execute
the necessary documents required for the purposes aforesaid and
affix the Corporate Seal of the City thereto. .
