MEMO RANDUM APR. 7 TO: Mayor and council March 29th, 1977 FROM: Planning and Zoning Committee File R#3-77 SUBJECT: Application for a land use contract to permit the creation of a 3.8 acre parcel by subdivision of an M-2 parcel on 1156 Kingsway. LEGAL DESCRIPTION: Lot 3, Pc. A & B, Section 17, 18, 19, Block 6, Plan 8850. BACKGROUND: The 3.8 acre site is to be occupied by InterCity Express Ltd. as a truck depot with repair facilities. The proposed use is permitted in M-2 zone. Approxi- mately 2.4 of the 3.8 acres is B.C. Hydro easement. As a result, the overall usability of the site is very limited. B.C. Hydro would not allow any permanent structures or storage on the easement portion. A 4,500 square foot building is to be built outside ' the easement to house the office and shop. A land use contract is required in this case as the size of the parcel to be created is below 4.5 acres which is the minimum parcel size in M-2 zone. RECOMMENDATION: This application was dealt with by the Pianning and Zoning Committee on March 7th, 1977 and the Committee recommends approval of the land use contract, recog- nizing the use restriction of the proposed site. a 4 L.
