January 26th, 1976 Mortgage & Housing Corporation is prepared to finance the project it is not prepared to accept the plans as approved by the City on account of inadequate front yard. The Committee, in its report, advised that after several months of negotiation, a revised scheme was finally reached of which C.M.H.C. has indicated acceptance; however, this has to be re~ approved by the City as an amendment to the Land Use Contract before the development car proceed. In its report, the Committee stated its view that the revised scheme appears to be more desirable even though some trade off is necessary in replacing the provision of parking attached to individual units with a ratio of 2.0 by a detached central common parking lot with a ratio of 1.5, as it provides more green space, less hard surface, and better protection for the privacy of the dwelling units. Moved by Alderman Traboulay: Seconded by Alderman Thompson: That as recommended in a report from the Planning & Zoning Committee, January 22nd, 1976, the proposed revised scheme for amending the Land Use Contract issued in 1974 under Rezoning Application R#7-73, be approved, Carried. Prior to passage of the foregoing resolution, the City Planning Officer explained the new scheme, and pointed out that while there will be the same number of units (16), they will be smaller in size with a minimum setback of 20' as requested by the C.M.H.C.; however, the new scheme does not meet current requirements in terms of usuable open space. The City Planning Officer further commented that the units are to be financed and marketed by C.M.H.C. under its low-cost housing programme, Alderman Ranger inquired where the access and egress to the project would be located and the City Planning Officer advised it would be off Oxford Street. Alderman Ranger inquired whether the revised scheme would have to be submitted to a Public Hearing and the City Planning Officer advised that it would. Alderman Ranger then inquired as to the density, and the City Planning Officer advised it would be approximately 16 units to an acre, and further, that if approved, the scheme would be submitted to the City's Design Panel. ‘To his query as to the approximate dimensions of each unit, the City Planning Officer advised Alderman Thompson that the units would be of a two-storey type with approximately 700 square feet in each storey (a total of ahout 1,400- 1,500 sque-e feet overall). Mrs. Kimmel, the applicant, was in attendance and mentioned that the setbacks would be 25', and not 20! as stated earlier by the City Planning Officer, and he agreed that her observation was correct.
