LOT NO. 8 A triangular property (Lot 8) is located at the center of the proposed development. The applicants have not been able to reach an agreement with the proprietor of this small triangular property, however, the design has made provisions for its future development. The Engineering Department comments as follows: 1. Curb and gutter, minor road widening, sidewalk, and street lighting wiil = be required along the frontage of the property, including the frontage ob of the pie shaped lot at the bend in the road which is not included in . the development. y | ie re a Ze Sanitary sewer needs to be extended on Pitt River Road. Elevations of : | the main may restrict the feasible length of the extension, and on site elevations will have to be closely checked to ensure feasibility of a gravity connection. An alternate route across private property to the end of Lobb Avenue may be feasible. 3. Storm sewer exists on Pitt River Road. A short extension of this main a will be required to accommodate the road widening. on 4. Watermain will have to be extended across the frontage of the development including that of the above mentioned pie shaped lot. The eS proposed main to be constructed by Beaconcare across the site may have 7 to be relocated to accommodate the building layout shown. 5. Access to the site is a concern, especially since they have chosen to isolate three groupings of townhouses with no interconnecting access between the clusters. This results in three separate accesses to Pitt River Road, two of which are very close to the curve and may have sight Se distance problems. Moreover, when the Pitt River Road / Reeve Street . speed curve is constructed in the future, the access patterns will be — affected. I would strongly suggest that the developer be required to - ‘ , hire a traffic consultant to carry out a traffic study to recommended : access configurations which will function now and in the future, bearing in mind the traffic volumes on Pitt River Road and the potential conflicts, sight distance problems, etc. 6. The pie shaped lot being left out of the development cannot be allowed to develop for anything other than single family use with a direct access to Pitt River Road given the poor location of any driveway along its frontage. Provisions should therefore be made to allow for access ee to this lot across the development under consideration to facilitate eee future development of the pie shaped lot.
