LEGAL DESCRIPTION: Lot 4, D.L. 231, 255 and 384, Plan 11673. BACKGROUND: The proposed development contains five buildings and wil] likely be developed in five different stages. The proposed development is within the designated Port Coquitlam Industrial Area and therefore conforms to the City's long term objective. The proposed development quality as shown on the submitted preiiminary plans is of acceptable standard. The site is between Broadway and Brown Avenue and there would be no access given to Brown Avenue. STATISTICS: Site Area; .. 243,893 sq. feet Permitted Site Coverage: 60% = 146,334 sq. feet Proposed Site Coverage: 97% = 139,234 sq. feet Parking Required: 152 spaces Parking Provided: 153 spaces RECOMMENDATION: This proposed development was dealt with by the Planning and Zoning Committee on September 29th, 1976 and the Committee recommends approval of the development.
