PROJECT DESCRIPTION: The proposed townhouse development will comprise 28 three bedroom units, all with double garage and a total area of about 1600 square feet, excluding basements. The proposed density of the development is very low, with only 28 units proposed while the zone will allow 63 units. The design carefully avoids obstructing the view corridors for existing residents on the east side of Mary Hill Road and provides open space and play areas way in excess of bylaw requirements. The units size and design caters to a fairly affluent market, and the quality of the units is compatible with the area and the particular beauty of the property. COMMENTS FROM OTHER DEPARTMENTS: The following comments were received from the departments noted: Building Department: A Building Code review will be done at the time of Building Permit application. A Geotechnical Engineers report will be required as part of the Building Permit process. Engineering Department: The access suggested on the design drawings of the townhouse proposal is not yet reflected on the Engineering servicing drawings. These drawings will have to be completed to ensure that access to the townhouse site occurs from a completed portion of Shaughnessy Street. Servicing for water, storm, sanitary and roads will all be combined with the overall subdivision. The townhouse site cannot proceed without the completion of the remainder of the subdivision first, since all servicing where the townhouse site will come from the adjacent subdivision. Drainage from the overall subdivision drainage plan indicates that the water will travel to the west adjacent to the north property line in an open ditch. When the townhouse site igs developed this ditch will be eliminated in favour of full control on site drainage. Great care and attention must be taken to ensure that the Single family residences aren't dramatically affected by water run-off from this site. Bonding for all off-site engineering services for both the townhouse site and the overall subdivision will be done before fourth reading of the proposed subdivision.
