RECOMMENDATION s

1. That this application be approved to proceed for Rezoning from RS~3
(Estate Residential) to RM-3 (Townhouse Apartment) under Section 963.
the Municipal Act subject to:

a) Completion of a design to the satisfaction of the Director of
Planning.

b) Satisfaction of Building Department concerna.

c) Submission of landscaping plans to the satisfaction of the Parks and
Recreation Department.

d) All Municipal servicea to be provided by subdivision project No.
51/93.

That the Planning Department be authorized to draft Development Permit No.
9/94 and;

That the Mayor and Clerk be authorized to sign the documents when
completed subject to the conditions noted above. a

BACKGROUND:

A Rezoning and Development Permit Application has been received for the
construction of 58 townhouse units at Riverwood Gate (rear portion of 1342
Cedar Drive). ‘The site is presently zoned RS-3 (Estate Residential) and
designated "Townhouse" in the Official Community Plan. The project is aubject
to the guidelines for Development Permit Area VIII ~ "Riverwood". oo
