A relaxation of building height is being requested as the pbuilding will have to be raised in order to meet the minimum habitable floor elevations for floodprcoofing. To reduce the volumetric impact of the buildings, the fourth storey of the buildings are recessed at the sides. A number of taller architectural features extend beyond the roof-line to add visual interest and character to the building elevations. The Planning Department can therefore support the height relaxation. The indoor and outdoor recreation areas have been provided in accordance with the Zoning Bylaw requirements. The number of parking stalls provided also meets bylaw requirements for the site. Thig proposal will create an attractive development along a major entrance into the City of Port Coquitlam. As it generally conforms to Zoning requirements and design guidelines for the Downtown Development Permit Area, this proposal can be supported subject to the conditions noted above. Carlos .
