The developer will be required to provide underground servicing for all his Hydro, Telephone ete. ag well as normal hook up charges for water, storm, satiitary. : DISCUAn LON: The architecture of the proposed development is very attractive and, if looked at in isolation, it should be considered a very desirable development. ' However, a number of concerns emerge from this proposal, the most significant being: ' ’ « (1) the relationship of this project with the overall future development of this area, (2) the impact.of this development and future developments in the area's transportation system, (3) the provision of appropriate services to this and future developments, (4) the reduced parking standard proposed which will add to the parking problems already existing in the area. ' . «- It is not possible to evaluate this project, from a land use and urban design point of view, without an overall view to the area. The applicant has | provided a preliminary concept that appears to accommodate their proposal quite well; however, it is not appropriate to make a judgment on the current application until a full-blown Area Control Plan, analyzing all aspects of | land use, traffic, transportation, services, recreation and environmental impacts is completed. . ~ Conclusion The Planning Department, therefore, recommends that.this project not be approved to proceed to bylaw stage at this time, and that the applicant be- advised that Council will not consider this project until the information noted under (1) and (2) in the "Recommendation" section above is available. ch, M.C.I.P. r, Director of Planning.
