SUBJECT: 1621 Langan - Strata Title Application #2/83

RECOMMENDATION :

That City Couneil approve this application.

BACKGROUND AND COMMENTS:

1. ; This Property is a two building warehouse complex located along
the northside of Langan Avenue, east of Broadway.

2. The area surrounding this Property is built up, excepting the
lot at the east end of the block. Land use in the block is
predominantly. multi bay buildings similar to the property in
question. Businesses in the area range from general machine
shops to marine oriented Specialty firms. The area contains
a mix of kinds of small industrial operations.

Zoning for this area is M«2 General Industrial which is
mentioned above permits a broad range of uses. This property
currently houses a boatbuilding operation and it is expected
_to remain the same, .

In conclusion, as this strata title application will ‘not
adversely effect the surrounding neighbourhood or displace
tennants its approval is being recommended.
