SUBJECT: Application to rezone 2311 Shaughnessy from
RS-1 to RM-4 for the development of a 21-
unit apartment project.

and 289, Group 1, Plan 2080 ,

BACKGROUND: The proposed development is a typical three-
_ storey apartment project with 21 dwelling

units. The properties in question are
located within Phase 3 of the Apartment Plan
(see attached sketch). The zoning required
is RM-4 which is zoning designed for the
apartment areas surrounding the Downtown
Commercial Core. The, following are relevant
statistics of the proposed development:

Site area - 16,104 sq. ft.
No. of 1-B.R. units 12

No. of 2-B.R. units 9
Building Coverage . 33%
Parking (underground) 32 cars
No. of elevators 1

RECOMMENDATION: The Committee recommends that the rezoning
application be advanced to a Public Infor-
mation Meeting.
