Brown ; Director of Community Planning SUBJECT: Rezoning Application 7/84 1289 Pitt River Road RECOMMENDATION: That City Council direct the Clerk's Office to : prepare a bylaw rezoning Lots 4,5 and 6, Block 3, D.L. 232, Plan 2309 from RS-2 Single Family Residential to RS-IA Single Family Residential to permit a four lot subdivision. : . COMMENTS : 1. The proposed four let subdivision fits the overall subdivision design plan for the south Pitt River Road vicinity. Frontage of the proposed lots vary from 15.24 metres (50 foot) width up to 15.97 metres (52.4 foot) width to maintain the same character as lots in the proposed subdivision to the east. Size of the lots are slightly smaller than the 500 square meter minimum size permitted in the RS-! Zoning District. Due to the size deficiency, 436.88 square metre (4702:35 square foot) lot size the RS-IA smal! lot zoning district is being applied. It is felt that the RS-!IA district is appropriate in this instance because the lots are filling in @ remnant beside a larger subdivision. in conclusion the proposed subdivision fits the subdivision design pian for the south Pitt River Road vicinity, and maintains character of the larger subdivision to the east. -Based on this compatibility with the areats future, approval is being recommended.
