Re: Proposed Subdivision of Lot 47, Plan 26362 2191 Prairie Avenue ~ File S#20-76 Attached hereto -please find a print of Drawing No. 209-103 outlining the above mentioned proposed subdivision. The undersigned is prepared to grant final subdivision approval subject to the following: 1. A 14-foot road widening is required on Prairie, a 3-foot road widening is required on Chester, and a 20-foot diameter cutoff is required at the intersection. 2. A storm sewer installation is required on Chester. Water, sanitary sewer, and storm Sewer connections are reguired to the two proposed lots. An amount should be placed in trust in order to construct sidewalk, curb and gutter, and. road widening in the near future. The total of these requirements is $13,772.00 which should be deposited with the City by the subdivider. , 3. The proposed lots meet the requirements of the Subdivision of Land Sy-law in every way except with respect to frontage. The proposed frontages do comply with Council's recently adopted policy governing frontage exemptions and it is accordingly recommended that Council grant a frontage exem= ption for this subdivision as provided for in Section 712 (2) of the Municipal Act, V.G.
