The subject property basically consists of six parcels of land and has a total site area of 12.32 acres, or 536,672 square feet. It has been indicated that the eastern portion of the statutory right-of-way for the current dyke alignment is not included within this area, and this portion has an approximate size of 0.18 acre or 7,856 square feet. The balance of the statutory right-of-way is approximately 104,267 square feet. This portion of the right-of-way equates to approximately 2.39 acres, and it has been indicated that no improvements can be constructed upon this area. However, in consulting with the planning department it was indicated that this area could be used as a density transfer for the remaining net developable site of 9.93 acres or approximately 432,405 square feet. The site, at present, abuts the Coquitlam River and is mainly in a state of natural types of deciduous vegetation. | Upon _ consulting with the engineering department it was indicated that Jane Street will be a cul-de-sac at the south end, or the north side of the property, and there is to be basically a hammerhead constructed at the foot of Dixon Street. Current services include a 300 mm storm sewer on Dixen, a 200 mm domestic water line on Jane Street, and a 300 mm sanitary and a 200 mm domestic water line along Burleigh Street. These services ‘along Burleigh Street and Jane Street will be constructed as a result of pending redevelopment in the area. In consulting with the engineering department it was determined that the current or proposed services will be adequate for the process of redevelop- ment of the subject property. The subject property is considered to be off-sixe serviced.
