Brown, Director of Community Planning SUBJECT: S and E Window and Door Manufacturer Development Permit Application RECOMMENDATION: That City Counci | adopt the resolution attached to this report to issue a Development Permit to allow variation of yard requirements and site coverage regulations of the M-i, General Industrial District. BACKGROUND: This application is being made by a firm that has made the highest bid to purchase a parcel of City owned land. '.The ‘reasons-S$ and € Manufacturing are requesting this development permit are two-fold; tirstly, because of the Characteristics of the property and secondly, to permit. them to phase construction of their building over a period of. time. ‘ a ‘It is .the applicant's intention ta commence. construction of their building immediately foliowing approval by City Council. Their reason for. doing this is to gain a spring occupancy, so that it will not be necessary to renew: a lease where they are presently rentinge A complication that is raised by bullding this time of year is that the course of an intermittent stream can not .be realigned and the initial phase of building must be located away from its intended site. This means that a’front yard requirement can not be met (see attached drawing marked figure 2). it fs the company's longer term plan to purchase half of the road along the subject frontage as part of a later phase.
