Parcel C, Part N 1/2 of NW 1/4 of SW 1/4, Section 7, Township 40, Plan 3066. The subject property is located to the west of the St. Germain subdivision dealt with by Council recently. If rezoning is approved by Council, 22 new residential lots of RS-1 zoning and’3 lots of RT-1 zoning will be created. The layout of the proposed subdivision conforms in principle to the subdivision guide plan for the area. The proposed development is to include the road allowance (Somerset) between Lynwood and Huber, the retention of which is unnecessary if the principle of the subdivision guide plan is adhered to. The land area of the road allowance to be included in the development is approximately 8600 square feet. The Committee, however, is extremely concerned about water available to this subdivision for fire flow. This subdivision will be served by the 4-inch water main from Victoria Drive and the maximum fire flow from this main is estimated to be 125 gallons per minute. The acceptable standard is 450 gallons per minute. For com- parison purposes, the St. Germain subdivision to the east of this proposed development will be served by the watermain from Cedar Drive. The water flow from this main is estimated to be 250 gallons per minute. It should be noted that this rezoning application cannot be processed to by-law form until the new master Zoning By-law has been adopted. [2eies
