It is alao aubject to the design guidelines for the Downtown bevelopment Permit Area. PROJECT DESCRIPTION: This proposal is for a four storey apartment building with a floor area ratio of 1.4 and site coverage of 46%. The building will consist of 3 one~bedroom units and 20 two-bedroom units. The front yard setback along Welcher Avenue varies from a minimum of 10 ft. to a maximum of 24 ft. The exterior side yard along Rowland Street varies from 8.5 ft. to 31 ft. A rear yard setback of 20 ft. has been provided and the interior side yard setback varies from 11.8 ft. to 25 ft. A total of 39 parking spaces has been provided for residents and visitors in an underground parking structure. Access to the underground parking will _ be from Rowland Street. Welcher Avenue to be reconstructed half road plus 1m. (future width 10.5. m.) for full frontage of the site. Barrier type curb. and gutter and concrete sidewalk are required. Rowland Street to be reconstructed to the same requirements as Welcher. . Lane to be developed in a similar manner as the property to the West. The site is to be serviced with underground hydro and telephone connections. . _ Water, Sanitary and Storm connections to be installed by City at Developers Cost at Building Permit Application.
