Service connections for storm sewer, sanitary sewer and water are required for the newly created lot facing Lancaster Street. 2. Development Cost Charges are applicable for the newly created lot. There is an existing s.w.r. for sanitary sewer purposes over this parcel. The plan (No. 28714) was deposited in the Land Titles office on November 1, 1965 but there were no documents filed with this plan. A right of way agreement is now required with this application as well as proper registration of the R/W. Parks & Recreation Department, Building Department, Fire Department and -C.M.P. No comments. DISCUSSION: The proposed two lot subdivision generally conforms to the Zoning Bylaw requirements for the RS—1 and RT~1 zones. Approval of this Rezoning Application will Permit the construction of a new Duplex (two unit residential dwelling) in conformity with the Official Community Plan Policy for infill Neighborhood Residential.
