3.9. Industrial Development

Since 1987, over 900,000 sq.ft. of industrial floorspace has been added
in Port Coquitlam, -~ a 51.4% increase in only three years. There are three
main industrial areas in the City: the Mary Hill Industrial Estate, Davies
Industrial Park, and Meridian Industrial Park (see Figure No. 2). With these
areas nearing full capacity, and a continued demand for industrial land,
development of the Dominion Triangle must now be considered to enhance the tax

base of the city and provide additional employment opportunities to Port

Coquitlam residents.

With a prime central location in the region, the City should capitalize

on industrial opportunities for the Dominion Triangle. — Generation of

employment. should be a prime. consideration. in encouraging new development. At

the game time, the City should make every effort to reduc ce or minimize
potential negative impacts on surrounding non-industrial UBES o

“Industrial parks containing uses that have low environmental impacts
should be encouraged to locate in part -s of the Dominion Triangle that. are.
close to residential or environmentally~sensitive areas. These parks. ‘should
have their own internal road system to avoid conflict with other types of
traffic. Buildings should be co-ordinated to achieve a high standard of
design and cohesion within the park. Emphasis should also be placed on

extensive landscaping requirements to further enhance an industrial park 3°

overall appearance.
