(a) Height of Buildings {b) The height. cf a building shall not exceed 40 feet. Lot Area and Hidth Each lot shall have ; an area of not less than 10,000 square feet and a width of not less than 100 feet, except where such lot was existing at the effective date of this By-Law. : Lot Coverage and Building Sige The maxioun coverage shall be 50 percent of the lot area and. the minimun gross floor area of a principal building shall be 1500 square feet. Front. Yard A front yard shall be provided of not less than 30 feet in depth. Side Yards A side yard shall be provided on each side of the bufiding of not less than 20 feet in width, except that a side yerd not flanked by a street, lane or an RS-1, RS-2, RM-1, RM-2, RM-3, or RM-4 Zone may be reduced to nil, provided that the other side yard has a width of not lesa then 20 fet. Rear Yard A rear yard shall be provided of not less than 20 feet _in depth, except where a lot abuts a lot in an RS-l, RS-2, RM-1, RM-2, RM~3, or RM-4 Zone, or is separated by a lane therefrom, such rear yard shall be not-lese than 30 feet in depth.
