The proposed subdivision includes three lots fronting Ottawa Street and
four lots fronting on a future road to be known as Yangtze Gate. The larger
lots on Ottawa Street are provided in accordance with the Riverwood Area
Control Plan. The lots range from 12 to 16 meters in width and will ail be 37

meters in depth.

COMMENTS FROM OTHER DEPARTMENTS :

Engineering Department:

Development must meet ultimate servicing for Riverwood Area;

Ottawa and Yangtze Gate to be constructed to final design for area;
No access te lane or Yangtze gate exist at this time; and

Services not available to site at this time.

Buiiding Department:

1. Floodplain restriction will apply to buildings in this subdivision;
2. A building code review will be done at the time of Building Permit
application.

Fire Department:
Water supply must be present before construction.
Parks and Recreation Department and R.C.M.P.:

No comments.

DISCUSSION:

The proposed subdivision conforms to the Riverwood land use designations
and road patterns.

The Engineering Department notes that there are no services in proximity
to this site that would enable subdivision at this time. Subdivision of land
will take place only when services can be provided.

There are several potential developments nearby including a private School
on Dominion Avenue. A Business Park south of Dominion Avenue and a proposed 4
lot single family subdivision at 1145 Dominion Avenue. All of these
applications are in various stages of approval and could result in the
appropriate services being brought close to the subject site soon.
